Good afternoon, Holiday Condo and Happy Monday! 


I trust everyone had a great weekend. The board and management team are pleased to provide the owners with a summary of our current projects.

Fiber Optic 

Crews were on site this past week continuing fiber optic connections in the remaining termination boxes.  An additional crew was on site replacing concrete that was removed during installation of the fiber conduit.  We are seeing some settlement at the termination boxes, and these will be backfilled.


We hope to have internet service live sometime in August, however, while the park may be ready, there is fiber yet to be installed along San Carlos Blvd. We will keep you informed about upcoming informational meetings with our account representative.


Indoor Pool

Epoxy flooring is complete.  There is some minor painting remaining in the men’s and women’s shower rooms.  The new sauna heater has been ordered and is expected to arrive this week.  Additionally, new benches in the sauna will be installed.  A grand opening will be scheduled in the very near future.


Governing Documents

The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email.  Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom.  Weekly blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents.  We are committed to providing our ownership with the most accurate information enabling you to make your decision.  Again, these are DRAFT documents, and we welcome all constructive input and questions.


Water Valve Replacement

Last week, Atlas Drainworx was on site and completed the installation of seven additional valves, bringing the total to thirteen.  Four valves that were removed at lots 250 and 270 were found to be stuck in the closed position.  After the replacement of these valves, it has been reported that water pressure on Dawn Cowrie, Dwarf Ginseng, Fox Sparrow, and Blue Warbler, is much improved.


Atlas Drainworx will return to our park on Tuesday, Wednesday, and Thursday, with our next scheduled water shut down scheduled for Wednesday July 22nd at 9AM.  We know this is extremely frustrating and disruptive; however, we will continue our efforts until the faulty valves have been replaced.


A water line feeding a unit on Bubble Shell broke / pulled apart.  Our maintenance technician Matt came back after hours and located a shut off valve buried under ground.  Thanks Matt!  We are seeing a lot of plumbing lines that were poorly installed. 

Please assess your units’ water supply and valves to ensure they are properly installed and valves operational.  Additionally, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. 


North Hall Pantry

It was reported last week that the North Hall AC system was not working.  Our new maintenance technician Steve (a NATE certified tech) made repairs, and everything appears to be operating fine. Thanks Steve!


As a reminder the thermostats in both halls are programmed to reset each evening. However, you may adjust to you or your group's comfort simply by manually typing in the desired temperature.


Tennis Courts

Resurfacing of Tennis / Pickleball courts is scheduled to begin August 10th.


Street improvements

Street improvements planned this year will be limited to seal coating of asphalt of those streets/sections replaced last fall.  There will also be repairs made around a few of the drain boxes. This work is scheduled to begin sometime in October.
