  • Fiber Optic Broadband is Coming...

    Dear All; We are pleased to welcome Tillman Fiber to the community to install new fiber optic lines. This project will provide residents with additional internet service options through T-Mobile once completed. Preparatory work is currently underway to identify installation paths. Every effort will be made to minimize disruption; however, access to utility easements will be required throughout the community. Please ensure that any personal items located within easement areas are removed to prevent potential damage during installation. Once a final construction plan and timeline are established, we will share those details with the community and provide reminders as needed. The project will begin near the office and progress from Ariana to Oakdale. There is no cost to the Association for this installation, and there are no current plans for a bulk service agreement. The Association will receive compensation in the amount of $15,000, which may be allocated at the Board’s discretion, along with complimentary Wi-Fi service for the office and the North and South Halls. At a later date, we will invite T-Mobile to present available service plans and pricing options directly to residents. Thank you for your cooperation as we move forward with this improvement.

  • Indoor Pool Area UPDATE

    Dear All; We wanted to give you an update on the indoor pool remodeling project. Unfortunately, some additional structural deficiencies were discovered while performing the previously planned repair work involving the header for the sliding glass doors. This has set our timeline back a few weeks as we had to wait for engineering plans and now that we have those, we need updated permits from the County. Once these repairs are completed the pool resurfacing can commence. While we do not yet have the actual timeline, the indoor pool (with spa and sauna) should reopen sometime this summer. The outdoor pool remains open for your enjoyment. Thank you for your continued patience and understanding. ~Your Association Team

  • Lift Station Serviced

    Dear All; Lee County has been out to service the Lift Station on Blue Warbler this afternoon. We believe this will resolve the issues on 13th Street, and will keep you posted if we find otherwise. If you experience any further problems, please let the office know.   • UPDATE: Lift Station

    Dear All, Lee County was on-site today to make adjustments and increased the water flow to help improve system performance. During their inspection, they found large quantities of wipes and plastic materials in the pipes. The grinder rotor blades (similar to a garbage disposal system) were unable to properly break down the buildup. We have been advised that the County plans to order an upgraded blade system; however, installation is not expected for several months, as the process must go through FEMA approval. In the meantime, please do not flush so-called “flushable” wipes, paper towels, plastics, or any other non-toilet paper items into the sewer system. These materials place significant strain on the infrastructure and can lead to costly backups and service disruptions. If you experience any plumbing or drainage issues, please notify the office immediately. Thank you for your cooperation. Thank you, ~ Your Association Team

  • North Hall Pool Area Closing Monday, April 13th for Renovation

    Dear All, Please be advised that the indoor pool, jacuzzi, sauna, and the men’s and women’s restrooms/showers located in the North Hall will be closed beginning Monday, April 6, as we begin scheduled structural repairs and renovations. The North Hall laundry facilities will remain open and available for use during this time. At this point, the anticipated reopening is late June to early July at the earliest, likely mid-July. We will continue to keep everyone updated as the project progresses. In the meantime, residents are welcome to utilize the South Hall shower facilities as well as the outdoor pool. We appreciate your patience and cooperation as we complete these exciting improvements. ***Landlords, please share this information with your renters.*** Thank you, ~ Your Association Team

  • RESCHEDULED: Ice cream truck on 3/31 from 1:00 - 2:00 pm in front of the North Hall

    Dear All, The Lee County Sheriff's Office has RESCHEDULED the Ice Cream Response Team, aka the ice cream truck, for Tuesday, March 31st from 1:00 - 2:00 pm. The truck will park in front of the indoor pool. Come enjoy a complimentary sweet treat with your friends and neighbors! We hope to see you there! -- Your Holiday Condominium Association Team

  • IF YOU HIRE CONSTRUCTION CONTRACTOR(S)

    PER OUR EXISTING RULES & REGULATIONS: 36 CONTRACTED CONSTRUCTION WORK 36.1 All construction debris must be promptly removed by the contractor and disposed of outside of the condominium property. 36.2 The Association dumpsters shall not be used by contractors or unit owners for construction debris created by contractors. 36.3 Construction work shall cease by 6 P.M. each day. No construction work is permitted on Sundays or holidays except under emergency conditions. 36.4 No contractor shall use any electrical outlets on the common elements or pull power from any other unit then that where they perform their services, without permission. 36.5 Contractors shall contact the manager and all appropriate utility providers when attempting to dig holes, tap water or sewer lines, or connect to primary electric lines. 36.6 Contractors shall not dig holes, tap water or sewer, access primary electric lines or begin new projects after 4 P.M. or before 8 A.M., and not at all on Saturdays and Sundays except under emergency conditions only. 36.7 All contractors shall keep their construction sites clean of debris. 36.8 All contractor’s signs are to be removed from the construction site at the completion of all construction. If they are not removed, the signs will be removed by the Association. In addition, be sure to post any permits for work in processs at your unit as required by local ordinances. Last but not least, reminder that all work on your unit MUST be PRE-APPROVED and requires a Change/Addition form be filled out and submitted to the Architectural Review Committee PRIOR to commencing any improvements.   • Activities Galore!

    We have enjoyed a very eventful calendar this season and would like to thank all of the activity leaders for organizing and making sure everything goes off without a hitch. We would appreciate if those of you in charge of a specific activity would take a moment now (if you haven't already) to fill out the activity request HERE for next year. We also have a number of events that have taken place in the past and currently do not have an assigned leader/volunteer.   • Iona-McGregor Fire District presents Residential Fire Safety Program 3/31 at 2:00 pm in the North Hall

    Dear All, Next Tuesday, March 31st at 2:00 pm in the North Hall there will be a presentation by the Iona-McGregor Fire District. The Residential Fire Safety Program is designed to help homeowners minimize fire risks and enhance safety within their homes. This program covers a wide range of fire safety topics, both inside and outside the home. Its primary goal is to equip residents with the essential knowledge and resources to prevent fires and to ensure they are better prepared in the event of an emergency.
