Good afternoon, Holiday Condo!

The board and management team wanted to provide the owners with a summary of our current projects and updates.

Fiber Optic

WE ARE LIVE! The first kick-off meeting with our T-Mobile representative Friday November 6th at 10am in the North Hall. In the meantime, you should have seen a mailer or two, plus residents have three ways to look into their options for ordering fiber service.

I personally had T-Mobile fiber installed this past week.  The installation went smoothly, the technician was very friendly, and I am happy with the performance thus far. Again, you are free to use any available provider.

Governing Documents

The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email. Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom. Weekly blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents. We are committed to providing our ownership with the most accurate information enabling you to make your decision. Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.

If you have questions regarding our governing documents, or park policy, please ask a board member or the office. You will likely get more opinion than fact on Facebook.

Water Valve Replacement

Six additional valves have been identified for replacement. If we get some dry weather in the next couple of weeks, we may try to complete the six additional valves by the end of October.

We are tentatively scheduled to continue with our valve replacement project the week of October 26th.  Stay tuned for more details including planned water shut offs.

Please be aware there are a few plumbing valve locations that are still exposed, do watch your step.

If by chance you are still experiencing low water pressure, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. Additionally, if you have a whole house water filter, we recommend those be changed as well. After a water shutdown it is strongly suggested to follow Lee County guidelines to boil water order.

Street improvements

D&G Asphalt was on site this past week sealing the streets that were installed last year.  Thanks to those who actually followed our traffic detours and stayed off the streets until the curing times were reached.

Parking

This is a reminder that the parking area on Holiday Condo Drive, west of the outdoor pool, is by permit only. If your vehicle is parked in that area, you will receive a violation.

Speeding

Speeding continues to be a problem with both renters, outside vendors, and unfortunately a few of our owners. Installation of speed humps were discussed at our BOD meeting on October 8th. We also discussed the possible installation of a speed control sign which can take photos of the violator. The 10 MPH speed limit applies to all motorized vehicles, including E-bikes and golfcarts.

Power

The park continues to have sporadic power outages. If you experience a power outage, please call FPL directly. After calling FPL you should report to the office as well. If FPL states the power outage is not related to FPL, please call an electrician directly.

Please be mindful of the cord covers that have been placed by FPL across the streets. There is one on Valleyview.

Change Requests

Our documents clearly state any addition or change in appearance or structure of the exterior of your unit, requires an approved “change request.”  This includes concrete and pavers, shutters, awexterior painting, etc. Additionally, any structural additions, decks, and some repairs to your unit require a county permit. If you proceed without following these rules, you will be subject to a violation and turned into the county.

Upcoming projects

We look forward to the following upcoming projects.

  • We will begin painting the North Hall as soon as our contractor can fit us in our schedule.

  • Landscaping will soon be installed with new plants and shrubs in the front of the park, along the outside of the outdoor pool and by the North Hall.

Meeting Minutes

The meeting minutes from the October 8th BOD meeting have been posted along with the Zoom recording.  I encourage those who could not attend to read them or watch the recording.  It seems a few of the topics discussed during the meeting may have been shared inaccurately both verbally, or on Facebook.  We want to ensure everyone has the facts, not hearsay.

Please check the Holiday Condo Website for important updates and information. The Board of Directors and Park Management do not post information on Happenings, Connections, and Advocates.

Lastly, I want to thank Pete Lallo, the management teaman and our maintenance staff, for all they do. It takes a huge effort to keep the park operating, regardless of the number of people on site.

Thank you,

Kevin Stevens, President
