Update week ending October 9th, 2026
Good afternoon, Holiday Condo, and Happy Monday!
I trust everyone had a great weekend.
The board and management team is pleased to provide the owners with a summary of our current projects and updates.
Fiber Optic
WE ARE LIVE! The first kick-off meeting with our T-Mobile representative is Friday, November 5th at 10am in the North Hall. In the meantime, you should have seen a mailer or two, plus residents have three ways to look into their options for ordering fiber service.
Call number on the above link.
Drive to Cleveland Ave T Mobile Store and speak to an agent firsthand.
Governing Documents
The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email. Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom. Blogs are posted to the HC Website where owners can go to see factual comparisons between the existing and proposed documents. We are committed to providing our ownership with the most accurate information enabling you to make your decision. Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.
We will be holding additional workshops as more residents arrive back in the park. From recent incidents and FB posts last week, we are further convinced that many residents, some who have been here a long time, are not familiar at all with our current documents. If you have questions regarding our governing documents, or park policy, you may be better served by asking a board member or the office. You are more likely to get opinions rather than actual facts on Facebook.
Water Valve Replacement
Six additional valves have been identified for replacement. If we get some dry weather in the next couple of weeks, we may try to complete the six additional valves by the end of October.
A big shoutout and thank you to our maintenance technician Matt who replaced, an owner's failed water valve on Sunday! Matt was able to isolate the water outage to Cardiff only, thanks in part to previous work we have recently completed.
Please be aware there are a few plumbing valve locations that are still exposed, do watch your step.
If by chance you are still experiencing low water pressure, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. Additionally, if you have a whole house water filter, we recommend those be changed as well.
Street improvements
D&G Asphalt will be on site starting October 12th to begin seal coating select streets. DO NOT DRIVE, walk or bicycle on any streets that are coned off to allow proper cure time. Anyone caught on a recently sealed area that is still closed to through traffic, will be subject to paying for any needed repairs.
Please refer to the map and park accordingly if you live on a street that is affected. We have removed the orange delineators on the connector from Lapwing to Dawn Corie to assist. Please see email from 10/9 for parking recommendations.

During this week the gate arms will be OPEN from the 12th - 16th. Please pay particular attention to the traffic flow as the in/out may flux from day to day.
Parking
This is a reminder that the parking area on Holiday Condo Drive, west of the outdoor pool, is by permit only. If your vehicle is parked in that area, you will receive a violation.
Speeding
Speeding continues to be a problem with both renters, outside vendors, and unfortunately a few of our owners. Installation of speed humps were discussed at our BOD meeting on October 8th. We also discussed possibly installing a speed control sign which can take photos of violators. The 10 MPH speed limit applies to any and all motorized vehicles, including E-bikes and golfcarts.
Power
The park continues to have sporadic power outages. If you experience a power outage, please call FPL directly. After calling FPL you should report to the office as well. If FPL states the power outage is not related to FPL, please call an electrician directly.
Please be mindful of the cord covers that have been placed by FPL across the streets. There was one recently on Valleyview, please pay attention while walking or riding around any work sites.
Unit Change Requests
Our documents clearly state any addition or change in appearance or structure of the exterior of your unit, requires an approved “change request.” This includes concrete and pavers, shutters, awnings, exterior painting, etc. Additionally, any structural additions, decks, and some repairs to your unit require a county permit. If you proceed without following these rules, you will be subject to a violation and turned into the county.
Park Cleanup
Again, a huge thank you to everyone who assisted with cleaning up the weeds. We have received many compliments on the condition of our park from our full-time residents! Most people do not realize the effort it takes to accomplish this task.
VRS cut back and cleaned the Areca Palms at the Maintenance / Horseshoe area. We have received many positive comments. We realize there are varying opinions regarding the sight lines in the maintenance yard. While some are bothered by it, others believe it may reduce some of the issues we encounter. We hear both sides and will further evaluate after more folks return to the park.
Please check the Holiday Condo Website for important updates and information. The Board of Directors and Park Management do not post information on the following FB pages: Happenings, Connections, or Advocates. These are unofficial pages and not the best resource for actual facts.
Lastly, I want to thank Pete Lallo, the management team and our maintenance staff, for all they do. It takes a huge effort to keep the park operating, regardless of the number of people on site.
Thank you,
Kevin
