Good morning Holiday Condo!

The board and management team wanted to provide the owners with a summary of our current projects and updates.

Fiber Optic - WE ARE LIVE!

Everyone should have received a mailer or two (or more) with the plan specifics available, plus residents have three ways for ordering fiber service.

We are finalizing a kick-off meeting with our T-Mobile representative here in the park the first week in November with follow up(s) after the first of the year.

Indoor Pool

Thanks to everyone who assists with opening and closing the pool sliding doors.  As a reminder, please shower before entering the pool and hot tub.  Lastly, when you are done in the sauna or hot tub, please shut them off.  I have closed the area many times in the evening when everyone has left with both operating. This wastes electricity and costs the park and its residents unnecessarily.

Governing Documents

The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email.  Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom.  Weekly blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents.  We are committed to providing our ownership with the most accurate information enabling you to make your decision.  Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.

Water Valve Replacement

Six additional valves have been identified for replacement.  Once complete, we should be able to isolate most individual streets. The plumbing company has determined the ground water table is just too high right now to continue with the water valve replacement.  After digging in two separate areas, it was determined there was too much ground water to remove and replace the valves.

On Friday, September 25th, a valve failed on Papershell, and we had to call a local plumbing company to make the necessary repairs.  Repairs started around 6:30 PM and water was restored around 11:30 PM.   We apologize for any inconvenience.

Please be aware there are a few plumbing valve locations that are still open (as in there is an open hole) and we ask you to watch your step as you walk about the park.

If by chance you are still experiencing low water pressure, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. Additionally, if you have a whole house water filter, we recommend those be changed as well.  After a water shutdown it is strongly suggested to follow Lee County guidelines boil water order.

Street improvements

D&G Asphalt was on site last week and performed some asphalt repairs around our drains.  There are some additional asphalt repairs that will likely be performed this week.

Asphalt sealing is scheduled to begin October 12th, depending on the weather cooperating. The streets that were paved last year are being seal coated. Please check your Holiday Condominium email from October 2nd for a map and specific details.

Parking

This is a reminder that the parking area on Holiday Condo Drive, west of the outdoor pool, is by permit only.  If your vehicle is parked in that area, you will receive a violation and could be towed.

Speeding

Speeding continues to be a problem with both renters, outside vendors, and unfortunately a few of our owners.  Installation of speed bumps will be discussed at our next BOD meeting on October 8th.  We will also discuss the possible installation of a speed control sign which can take photos of the violator. The 10 MPH speed limit applies to all motorized vehicles, including E-bikes and golfcarts.

Trash / Recycle

As a reminder, there is a separate recycle bin for cardboard.  Boxes are to be completely broken down and put in the Cardboard Bin only.

Removal of foliage at the maintenance yard is in progress and looks very nice.  Yes, the maintenance area is more visible, which gives our team, and our residents, more incentive to keep the area clean and neat.  It may also reduce the violators and carelessness at the trash and recycling.

Power

The park continues to have sporadic power outages. If you experience a power outage, please call FPL directly.  After calling FPL you should report to the office as well.  If FPL states the power outage is not related to FPL, please call an electrician directly.

Please be mindful of the cord covers that have been placed by FPL across the streets.  There is one on Valleyview. Others may pop up as necessary.

Change Requests

Our documents clearly state any addition or change in appearance or structure of the exterior of your unit, requires an approved “change request”.  This includes concrete and pavers.   Additionally, any structural additions, decks, and some repairs to your unit require a county permit. If you proceed without following these rules, you will be subject to a violation and turned into the county.

Living accommodations

This is a reminder that a maximum number of three people can live in a single bedroom unit, and a maximum of five in a two-bedroom unit. Additionally, invited guests using the common areas, pools, tennis courts, etc., must be accompanied by a HC resident. Everyone is required to register with the office if staying more than five (5) nights.

Park Cleanup

Thanks to everyone who has assisted with cleaning up the weeds. We have had many volunteers assisting our residents that are currently not in the park or are unable to take care of their weeds themselves.  While we realize the violation letters ruffled a few feathers, after one week you can see a huge difference in the park.  Owners are responsible for your respective units 365 days a year, not just when you are here.  We also recommend, if you do not have a friend, relative, or resident checking on your unit when you are not here, this would be a great time to plan for next year. We have received many compliments on the condition of our park from our full-time residents!  Most people do not realize the effort it takes to accomplish this task.  I want to especially thank the office for dealing with the massive amount of phone calls, and our resident photographer Pete Lallo!

Please check the Holiday Condo Website for important updates and information.  The Board of Directors and Park Management do not post information on Happenings, Connections, and Advocates.

Lastly, I want to thank Pete Lallo, the management team and our maintenance staff, for all they do. It takes a huge effort to keep the park operating, regardless of the number of people on site.

Thank you,

Kevin

President
