Weekly Update 6/26/26

Good afternoon, Holiday Condo and Happy Monday!

The board and management team are happy to provide the owners with a summary of our current projects for the week ended 6/26/26.

Water Valve Replacement

Last week, Atlas Drainworx was on site and completed the installation of two valves on Dwarf Ginseng, feeding the units on Dawn Cowrie. This was somewhat of a Beta Test to better understand the challenges that will be faced on the next twenty-five+ valves.  What we discovered was just how long it took for water to drain out of the system, and how long it takes for the glue to cure.  Additional measures will be taken to try and speed up the draining process.  This week, Atlas returns on Monday and Tuesday to excavate and expose six to ten water valves.  Atlas will then return on Wednesday to replace as many of the exposed valves as possible.  Water in the park will be SHUT OFF WEDNESDAY.  Please remember, the reason this is being done is the current valves are inoperable, and we are unable to isolate individual streets.  Once completed, if there are water line breaks on individual streets, only those streets will need to be shut off. We know water shut offs are an inconvenience.  We apologize and appreciate everyone’s patience.

Road repairs 

D&G Pavement was on site last week and completed remediation at the corner of Oakdale / Lapwing. And they were here again Monday to address the ponding at the north end of Corralite and Waxwing.

Fiber Optic

Testing / proofing of the individual conduits has been completed.  Once all the conduit has been installed, the contractor will then install the actual fiber optic cable. Any repairs needed to restore to the pre-installation status will take place in the coming weeks. Most utility interruptions associated with the installation are now behind us! T-mobile will schedule roll-out presentations with us in conjunction with new service options in the coming month.

Indoor Pool

The pool has been completely refinished, and the pool and hot tub are once

again filled with water. The exterior stucco and painting is now complete. The new sliding glass doors are installed and were upgraded to impact windows. Flooring is scheduled to begin July 6. The sauna benches have been removed and will be replaced. A new sauna heater has been ordered as the old one could not be repaired. Improved lighting has been installed throughout. A grand reopening will be scheduled once the renovation is complete.

Governing Documents

The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email.  Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom.  Weekly blogs are being posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents.  It would have been much easier to kick this can down the road one more year, however, last year’s BOD, Rules Committee, and management team decided to take this task on, and we will do all we can to ensure owners are well informed.
