Good afternoon, Holiday Condo and Happy Monday! 


I trust everyone had a great weekend. The board and management team wanted to provide the owners with a summary of our current projects and updates.


Fiber Optic 

Our go live date is now scheduled for the end of September.  We will update you with any changes and possible kick-off meetings with our T-Mobile representative. In the meantime, you should have seen a mailer or two, plus residents have three ways to look into their options for ordering Fiber Service.


Indoor Pool

Everyone has been very positive in their feedback on the new indoor pool renovation. The exhaust fan located on the roof broke down two days prior to our grand opening.  It has been ordered and will be replaced in the next couple of weeks. 


A new screen will also be installed at the sliding doors, however, there is no set time as the screen has to be custom-fabricated.


Governing Documents

The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email.  Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom.  Weekly blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents.  We are committed to providing our ownership with the most accurate information enabling you to make your decision.  Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.


Water Valve Replacement

 Atlas Drainworx will be on site this week to strategize the future replacement of valves between Oakdale and Wild Flax Dr, as well as a few additional valves on the south side of the park.  We will be performing tests on the new and existing valves on Wednesday which may require some intermittent / and brief water outages. This should not impact the entire park. 


If by chance you are still experiencing low water pressure, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. Additionally, if you have a whole house water filter, we recommend those be changed as well. 


Tennis Courts

Resurfacing of Tennis / Pickleball courts is underway.  Significant repairs have been made, and the first initial surface coat was applied on Saturday.  Work will continue this week weather permitting. 


Street improvements

Street improvements this year will likely be limited to sealing of asphalt.  There will also be repairs made around some of the drain boxes. This work is scheduled to begin sometime in September or October.

Speeding 

Speeding continues to be a problem with both renters, outside vendors, and unfortunately a few of our owners.  If you do not live on a two-way street, you are likely not bothered by it.  Someone is going to get seriously hurt.  We will be trying various things over the next few weeks in an effort to suppress speeding.  If that doesn’t work, we will be installing speed bumps this fall.  They will not be the severe speed bumps that may have been installed in the past, but they nevertheless will be speed bumps.  Speeding is not easy to enforce.  We issue violations to individuals which are often just ignored. If you see someone speeding, say something to the violator.

Trash / Recycle

As a reminder, there is separate recycle bin for cardboard.  Boxes are to be completely broken down and put in the Cardboard Bin only.  

Trash is not allowed in the recycling bins.  The park gets fined if trash is found in the recycle bins, $128 each time. Separate bins (the blue ones alongside the maintenance shop) are available for aluminum cans.  Our maintenance team, along with park volunteers, take these cans to the recycle center and Holiday Condo gets paid for recycling aluminum cans.  Last season we collected over $2,000.00 dollars in Aluminum recycling. 


Household trash is never allowed in the bin at the office mailboxes.  This bin is to be used for mail only.  Please set your trash out on the designated trash days (Tuesday & Friday), or take to the compactor.
