Update for week ending in 8/14
Good afternoon, Holiday Condo and Happy Monday!
I trust everyone had a great weekend.
The board and management team wanted to provide the owners with a summary of our current projects.
First, thanks to all who attended our August 13th board meeting and joined via zoom. We had a productive meeting. Please be sure to read the minutes once they are posted.
Fiber Optic
Our go live date is now scheduled for the end of September. We will update you with any changes and possible kick-off meetings with our T-Mobile representative.
Indoor Pool
We celebrated the grand opening of our newly renovated pool, sauna and hot tub on Friday, August 14th. We had a total of thirty-seven guests. I want to once again thank all our volunteers, including MaryAnn Davis, Debbie Rystedt, Debbie Koerner, Leann Murphy, Al Murphy, Judy Shew, Patti De Tommaso and Donna Reed. The sandwiches and cookies were delicious. Congratulations to those who won the wonderful door prizes. I also want to thank Marilyn Cummins and Barb Wasko for performing our celebratory ribbon cutting. Lastly, I want to thank the management team, maintenance, and Pete Lallo for coordination and oversight.
Unfortunately, the exhaust fan located on the roof above the indoor pool broke down two days prior to our grand opening. It will be replaced in the next couple of weeks.
A new screen will also be installed at the sliding doors, however, there is no set time as the screen has to be custom-fabricated.
Governing Documents
The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email. Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom. Weekly blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents. We are committed to providing our ownership with the most accurate information enabling you to make your decision. Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.
Water Valve Replacement
Atlas Drainworx was on site this past week to excavate and replace one additional valve. After excavation was complete, it was discovered the homeowners’ air conditioning support post was resting directly on the main supply line. After much discussion it was decided that valve would not be replaced as it would have required moving the homeowners AC unit. We were able to get that valve operating again. The total number of valves that have been replaced to date is twenty-nine. This completes the first phase of the water valve replacement project. There are six valves between the homes on 13th and 14th streets which will be replaced later, along with the installation of at least one eight-inch valve near the Tennis / Pickle ball courts.
If by chance you are experiencing low water pressure, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. Additionally, if you have a whole house water filter, we recommend those be changed as well.
Tennis Courts
Resurfacing of Tennis / Pickleball courts which were scheduled to begin August 10th , have now been re-scheduled for the week of August 17th.
Street improvements
Street improvements this year will likely be limited to sealing of asphalt. There will also be repairs made around some of the drain boxes. This work is scheduled to begin sometime in September or October.
Speeding
Speeding continues to be a concern within the park, involving both renters and owners. Those who do not live along a two-way streets may not see the extent of the problem, but excessive speed creates a very real safety concern for pedestrians, cyclists, golf carts, and other residents.
Over the next several weeks, we will be trying various measures to help slow traffic and encourage compliance with the posted speed limit. Our goal is to address the problem before an accident or injury occurs.
If these efforts are unsuccessful, speed bumps will likely be installed this fall. They will not be the severe speed bumps that may have been used in the park in the past, but they will nevertheless be speed bumps.

Lastly, I want to thank Pete Lallo and the management team for all they do. It takes a huge effort to keep the park operating, regardless of the number of people on site.
