Update week ending August 28th, 2026
Good afternoon, Holiday Condo and Happy Monday!
I trust everyone had a great weekend. The board and management team wanted to provide the owners with a summary of our current projects and updates.
Fiber Optic
Our go live date is now scheduled for the end of September. We will update you with any changes and possible kick-off meetings with our T-Mobile representative. In the meantime, you should have seen a mailer or two, plus residents have three ways to look into their options for ordering fiber service.

Indoor Pool
The exhaust fan located on the roof broke down two days prior to our grand opening. It has been ordered and will be replaced in the next couple of weeks.
A new screen will also be installed at the sliding doors, however, there is no set time as the screen has to be custom-fabricated.
New chairs will be ordered as the old chairs were not in a good state of repair.
Friendly reminder the daily hours of operation for the indoor pool are 7:30 AM - 10:00 PM, there is no 'grace time.' Also, please adhere to all pool rules. Although I should not have to, and quite frankly embarrassed to post this, please do not perform any personal hygiene habits in or around the pool, hot tub or sauna - including filing/clipping your fingers and/or toenails.

New Chairs
The Board recently voted to purchase new folding chairs to replace all of the chairs in both the North and South Halls. The existing chairs were sold in one transaction to a local church and picked up already. Our new chairs are due to arrive Wednesday 9/2 between 8a-12noon. Volunteers are welcome (and needed) to come help unload and unpack when they arrive.
Governing Documents
The revised HC Condominium Governing Documents have been distributed to the
owners via the HC Website and email. Three copies of the current and proposed
documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom. Blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents. We are committed to providing our ownership with the most accurate information enabling you to make your decision. Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.
Water Valve Replacement
Atlas Drainworx was on site this past week to strategize the future replacement of
valves between Oakdale and Wild Flax Dr, as well as a few additional valves on the
south side of the park. Six additional valves were identified for replacement. Once
complete, we should be able to isolate most individual streets. Atlas is expected to return in the upcoming weeks to complete the valve replacement. We will notify
everyone as to which days the water may be off.
If by chance you are still experiencing low water pressure, we recommend you
change the aerators on your sinks and showers to ensure there is no sediment
reducing your water flow. Additionally, if you have a whole house water filter, we
recommend those be changed as well.

Tennis Courts
Tennis / Pickleball court resurfacing and repair is complete. Significant repairs were made to the playing surface, new lines, and properly-seated tennis net posts were installed. The courts look great!
Remember these courts are for tennis and pickleball only- No skateboards, rollerblades, bicycles, etc. Please wear proper shoes when enjoying the
courts.
Street improvements
Street improvements this year will likely be limited to sealing of asphalt. There will also be repairs made around some of the drain boxes. This work is scheduled to begin sometime in September or October.

Speeding
Speeding continues to be a problem with both renters, outside vendors, and
unfortunately a few of our owners. If you do not live on a two-way street, you are likely not bothered by it. Someone is going to get seriously hurt. Lane delineators have been installed on Corralite Lane, which seems to have helped, but certainly did not solve the problem. If this doesn’t work, we will be installing speed bumps this fall. They will not be the severe speed bumps that may have been installed in the past, but they nevertheless will be speed bumps. Speeding is not easy to enforce. We issue violations to individuals when observed or after the fact. If you see someone speeding, say something to the violator.
Trash / Recycle
As a reminder, there is separate dedicated recycle bin for cardboard. Boxes are to be completely broken down and put in the Cardboard Bin, only. Trash is not allowed in any of the recycling bins. The park gets fined if trash is found in the
recycling bins. Separate bins (the blue ones alongside the maintenance shop) are
available for aluminum cans. Our maintenance team, along with park volunteers, take these cans to the recycle center and Holiday Condo collected over $2,000.00 dollars in Aluminum recycling last season.
Household trash is not allowed in the bin by the office mailboxes. This bin is to be used for recycling junk mail only. Please put your trash out on the designated trash days in your driveway or take it to the compactor.

Resident gate
The resident gate was once again knocked off Sunday afternoon. A resident in a
golf cart attempted to squeeze between the gates. Additionally, a guest entering the park tried to tailgate behind me on Friday evening. Bicycles and motorcycles are also entering the park between the gates. This is unsafe.
Last year, a shorter resident gate was installed in an effort to reduce gate damage by commercial and private vehicles. While this did help reduce the frequency of impacts, we now seem to have more of a problem. That said in order to avoid further instances, please be aware the longer gate arm will be reinstalled on the resident entry. Please be careful!

Lastly, I want to thank Pete Lallo and the management team for all they do. It takes a huge effort to keep the park operating, regardless of the number of people on site.
