Good afternoon, Holiday Condo and Happy Monday!
I trust everyone had a great 4th of July and 250th Birthday Weekend
The board and management team are pleased to provide the owners with a summary of our current projects.
Fiber Optic
The drilling machine scheduled to be on site last week was unavailable and is now in fact on-site today, July 6th. We hope to have internet service live sometime in August. We will keep you informed about upcoming informational meetings with our account representative.
Indoor Pool
Additional lighting improvements were completed this past week. The new flooring installation will begin July 7th. A new sauna heater has been ordered as the old one could not be repaired. A grand opening will be scheduled sometime after the renovation is complete.

Governing Documents
The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email. Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom. Weekly blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents. We are committed to providing our ownership with the most accurate information enabling you to make your decision. Again, these are DRAFT documents, and we welcome all constructive input and questions.

Road repairs
D&G Pavement was on site last week to address the water “ponding” issue at Corallite Lane near the North Hall. The asphalt was removed and new asphalt installed. It is a huge improvement!

Water Valve Replacement
Last week, Atlas Drainworx was on site and completed the installation of two valves on Fiddler Crab near the Horseshoe Pits. Again, much of our time was spent waiting for the water to drain out of the system. We found two valves that were stuck in the closed position and were hopeful the new valves would improve the water pressure on Dawn Cowrie, Dwarf Ginseng, Fox Sparrow, and Blue Warbler. In speaking with multiple owners, it appears that was not the case. Atlas will be back on-site Tuesday, and our next scheduled water shut down will be Wednesday July8th. We know this is extremely frustrating and disruptive; however, we will continue our efforts until the faulty valves have been replaced, and the water pressure is improved. Thank you again for your patience.
Last week I noticed FB posts from owners stating they did not receive notice of the shutdown, and some were unaware of our valve replacement altogether. In an effort to guide these owners to the Holiday Condo Website, where they can receive timely updates and information regarding the shutdowns, I posted the following on Holiday Condo Happenings, HC Connections, and Advocates.
“Please check the Holiday Condo Website for important updates and information. The Board of Directors and Park Management do not post information on Happenings, Connections, and Advocates. Thank you and Happy 250th Birthday!”
As a result, I have now been blocked by the administrators of both Advocates and Connections. I rarely post on either site, although I do monitor them from time to time to better understand residents’ questions and concerns. I do not know why I was blocked and, quite frankly, I find the decision disappointing and counterproductive.
Regardless, I hope the administrators of both sites will continue to share important information regarding community updates, service interruptions, facility shutdowns, and other matters that affect residents. The goal should be to ensure that members of those respective groups receive accurate and timely information about what is happening in the community.
Our new Maintenance Technician, Steve Covarrubias started today. If you see Steve please extend him a warm welcome.
Lastly, I want to thank Joyce for compiling the newsletter and Pete Lallo and the management team for all they do. It takes a huge effort to keep the park operating, regardless of the number of people on site.
Thank you,
Kevin Stevens, President
