Updates for the week ending September 4th, 2026

Good afternoon, Holiday Condominium and Happy Wednesday!

I trust everyone had a great Labor Day weekend.

The Board and management team wanted to provide the owners with a summary of our current projects and updates.

Fiber Optic

Our go-live date is scheduled for the end of September.  We will update you with any changes and possible kick-off meetings with our T-Mobile representative.  In the meantime, you should have seen a mailer or two, plus residents have three ways to look into their options for ordering fiber service.

Indoor Pool

The exhaust fan located on the roof has been replaced and operating.

A new screen has been installed at the sliding doors.  The doors are to remain open allowing the roof top fan to circulate air through the doors and exhaust out the roof.  The screen is FIXED, please do not try and open the screen.

Eight new chairs have been placed for seating.

Please adhere to pool rules and hours of operation.  The pool closes at 10PM.  This means you should be out of the building by 10PM.

Governing Documents

The revised Holiday Condominium Governing Documents have been distributed to the owners via the Holiday Condominium website and email.  Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom.  Blogs are posted to the Holiday Condominium website and emailed, so owners can go to see factual comparisons between the existing and proposed documents. 

We are committed to providing our ownership with the most accurate information enabling you to make your decision.  Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.

Water Valve Replacement

Six additional valves have been identified for replacement.  Once complete, we should be able to isolate most individual streets. ATLAS is expected to be on site in the next two weeks to complete the valve replacement.  We will notify everyone as to which days the water may be off.

If by chance you are still experiencing low water pressure, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. Additionally, if you have a whole house water filter, we recommend those be changed as well.

Chairs

Our new folding chairs have arrived.  Thanks to our wonderful volunteers who assisted with receiving and unpacking the chairs: Pete Lallo, Al and Leanne Murphy, Mike Barnes and Kara Bounds, Josh and Nikola Melcher, Judy Shew, Ted and Sandy Shelly, Debbie Rysted, Matt Matthews, Kaleb Kelley, Tom Tweedy, and Kevin Stevens.  Thanks to Debbie Koerner for stenciling Holiday Condo on the bottom of the chairs. Thanks to Kimberlee Tolkien for doing all the research and getting the chairs ordered.

Street improvements

Street improvements this year will likely be limited to sealing of asphalt.  There will also be repairs made around some of the drain boxes. This work is scheduled to begin October 5th.

Speeding

Speeding continues to be a problem with both renters, outside vendors, and unfortunately a few of our owners.  If you do not live on a two-way street, you are likely not bothered by it.  Someone is going to get seriously hurt.  Lane delineators have been installed on Corralite Lane, which seems to have helped, but certainly did not solve the problem.

If this doesn’t work, we will be installing speed bumps this fall.  They will not be the severe speed bumps that may have been installed in the past, but they nevertheless will be speed bumps.  Speeding is not easy to enforce.  We issue violations to individuals which are often just ignored. If you see someone speeding, say something to the violator.

Trash / Recycling

As a reminder, there is separate recycle bin for cardboard.  Boxes are to be completely broken down and put in the Cardboard Bin only. 

Trash is not allowed in the recycling bins.  The park gets fined when trash is found in the recycling bins. Separate bins (the blue ones alongside the maintenance shop) are available for aluminum cans.  Our maintenance team, along with park volunteers, take these cans to the recycle center and Holiday Condo gets paid for aluminum recycling, including cans.  Last season we collected over $2,000.00 dollars in aluminum recycling.

Recycling bins have been installed at the mail area for discarded mail.  The trash can will be removed as some people were placing garbage in the cans that were intended for recycling only.

Lastly, I want to thank Pete Lallo and the management team for all they do. It takes a huge effort to keep the park operating, regardless of the number of people on site.
