Weekly update July 10, 202

Good afternoon, Holiday Condo and Happy Monday! 

I trust everyone had a great weekend. The board and management team are pleased to provide the owners with a summary of our current projects.

Fiber Optic 

The drilling machine was on site this past week and drilling is now complete. Crews are running fiber between the five terminal boxes located at the south side of the park, along Corallite Lane, and one along Lapwing. From these boxes fiber optic cables will be run to your home, when and if you choose to sign up with T-Mobile. We hope to have internet service live sometime in August, however, while the park may be ready, there is fiber yet to be installed along San Carlos Blvd. We will keep you informed about upcoming informational meetings with our account representative.

All concrete repairs, backfilling, and leveling of lawns will be completed once installation is complete.

Finally, any concrete repairs, lawn restoration, backfilling, and grading resulting from the fiber work will be completed after installation throughout the park has been finished.

Indoor Pool

The new epoxy floor with non-skid treatment around the pools and into the bath shower rooms was installed last week and is now curing. All of the toilets were removed to ensure a seamless application of the material and they will be reinstalled this week. Feel free to take a peek through the new sliding glass doors, but everyone must stay out for a little longer! A new sauna heater has been ordered as the old one could not be repaired.  A grand opening will be scheduled after the renovation is 100% complete.

Governing Documents

The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email.  Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom.  Weekly blogs are posted to the HC Website, and email, where owners can go to see factual comparisons between the existing and proposed documents.  We are committed to providing our ownership with the most accurate information enabling you to make your decision.  Again, these are DRAFT documents, and we welcome all constructive input and questions.

Water Valve Replacement

Last week, Atlas Drainworx was on site and completed the installation of three additional valves, bringing the total to seven.  We also discovered a leak between the homes on Wild Flax and Oakdale which was repaired.  The outages on Wednesday and Friday were due to failed compression fittings.  These fittings are not intended to be used as a permanent fix. They are strictly for temporary and emergency repairs.  As we continue excavating, we are finding more and more of these fittings.  Unfortunately, we can only repair what we find.  

While not great news for Dawn Cowrie, Dwarf Ginseng, Fox Sparrow, and Blue Warbler, we were able to isolate those areas to make the repairs on Wednesday and Friday, without shutting water off to the entire park.  This was possible due to the installation of other new valves.  The plan is working. 

In speaking with owners in these affected areas regarding low water pressure, if your ice maker is not working, it could be due to low water pressure unfortunately.

Atlas Drainworx returns to HC Tuesday and Wednesday, with our next scheduled water shut down Wednesday July 15th.  We know this is extremely frustrating and disruptive; however, we will continue our efforts until the faulty valves have been replaced, and the water pressure is improved.  Thank you again for your patience.
