Hurricane Season is Upon Us...

As a friendly reminder, all properties must be prepared for hurricane season. This includes removing and securing possessions, as articulated in various park documents:


Bylaws. 5. ENFORCEMENT OF CONDOMINIUM DOCUMENTS. 5.6. The Association may correct any violation on units, what are defined by the Board of Directors to be of a hazard to the public health or safety immediately as an emergency matter and the cost thereof shall be charged to the unit owner.

Rules and Regulations. 12. FENCES OF ANY TYPE ARE PROHIBITEDPatio Lights, Portable Grilles, Decorative Signs, Small Statuary, and Surface Decorations are allowed within reason. When leaving the park at the end of the season all portable items must be removed and stored.

Rules and Regulations 18. ONLY UMBRELLA TYPE CLOTHES LINES may be used and must be removed or placed in the down/stored position whenever you plan to be out of the park for 7 days or more.

Rules and Regulations. 27. UNIT OWNERS SHALL MAINTAIN THEIR UNIT and all improvements, structures, buildings and dwellings thereon, in a clean, neat, and first class condition and state of repair. No dilapidated structure or dwelling may remain on any Unit, and all structures and dwellings shall at all times comply with all fire, safety, health, building and other codes, laws, rules and regulations promulgated by governmental authorities. No Unit Owner shall allow to exist any broken windows in any structure or dwelling, or any holes or gaps in the walls, floors, skirting or roofs of any structure or dwelling located on the Unit. No Unit Owner shall allow the accumulation of materials, refuse, garbage or other debris that may constitute a danger or promote the spread of vermin, odors or conditions constituting a nuisance to the other Unit Owners or their guests. No storage of trash shall be permitted on the Unit or inside of any structure or dwelling on the Unit in such a manner as to permit the spread or encouragement of fire or vermin. All garbage and refuse shall be kept in a container designed for such purpose, and shall be closed so as not to permit any offensive odors. All landscaping, the maintenance of which is the responsibility of the Unit Owner shall be kept neatly trimmed and in a first-class condition. No dead or diseased bushes, trees, or other shrubbery shall remain on any Unit.

Rules and Regulations. 29. AGE AND CONDITION OF UNIT: If the Board determines that a unit is in a condition that does not comply with Florida and Lee County laws or with Association rules, or is not promoting the health, safety or well being of Unit Owners, the Board may direct the Unit Owner to make such repairs, improvements, etc., as the Board considers necessary to assure compliance with Florida, Lee County laws or Association rules.

29.1.If a Unit Owner does not make required repairs, improvements within a reasonable time as directed by the Board, the Board may engage a contractor to perform such work necessary to fulfill the direction given to the Unit Owner.

29.2.If the Board engages a contractor or otherwise has repairs, improvements

completed as noted in subsection 29.1 the Board may collect from the Unit Owner the amount paid to fulfill the necessary tasks plus interest at 18 percent, legal and other related cost as applicable and may file a lien for charges against the Unit Owner for such amount. 

Rules and Regulations. 2. OUTSIDE STORAGE REQUIREMENTS WHEN UNIT/LOT IS NOT OCCUPIED.

2.1. Anytime the unit/lot is not occupied for a period exceeding 30 days.

2.1.1. All material & equipment such as picnic tables, propane gas bottles,patio sets, etc must be stored in a manner that they do not interfere with grass mowing activities.

2.2. When the unit/lot is not occupied for a period exceeding 30 days from June 1 through November 30 (hurricane season).

2.2.1. Same as 35.1.1 with the additional requirements; picnic tables must be turned over on their top or tied down, light patio furniture such as chairs & tables must be stored inside, propane gas bottles must be disconnected from the unit and tied down. Water must be shutoff at the outside tap. 

2.2.2. Any “drive way” or “lot line” barriers must be set back a minimum of 2 feet from the roadway and must not interfere with mowing activities.


Violation of Rules and Regulations are subject to formal notice and failure to remedy said violation(s) will result in referral to the Holiday Condominium Board of Directors whereby fines may be levied at $100 per day, not to exceed $1000 per Holiday Condominium’s bylaws and FL Statute.
