The board and management team wanted to provide the owners with a summary of our current projects and updates.
Fiber Optic
Our go live date is scheduled for September 30. In the meantime, you should have seen a mailer or two and discounts are available for pre-ordering services. Residents have three ways to look into their options for ordering fiber service.

Indoor Pool
If you are first to get to the pool in the morning, feel free to open the sliding doors. Likewise, if you are last to leave at 10PM, feel free to close and lock the sliding doors. Please adhere to pool rules and hours of operation. The pool closes at 10PM. This means you should be out of the building by 10PM.
For those using the showers in the North Hall, please allow a minute or two for the hot water to flow. The water heater can take a full minute or two to get to the desired temperature especially first thing in the morning.
Governing Documents
The revised HC Condominium Governing Documents have been distributed to the owners via the HC Website and email. Three copies of the current and proposed documents can be found at the South Hall. Two owner’s workshops have been held at the South Hall and via Zoom. Blogs have been posted to the HC Website, and emailed, so owners can go to see factual comparisons between the existing and proposed documents. We are committed to providing our ownership with the most accurate information enabling you to make your decision. Again, these are DRAFT documents, and we welcome all input (we prefer civil) and questions.
Water Valve Replacement
Six additional valves have been identified for replacement. Once complete, we should be able to isolate most individual streets. Atlas is expected to be on site next week to complete the valve replacement. We will notify everyone as to which day(s) the water may be off. At this time it will 'likely' be on Wednesday 9/23.
If by chance you are still experiencing low water pressure, we recommend you change the aerators on your sinks and showers to ensure there is no sediment reducing your water flow. Additionally, if you have a whole house water filter, we recommend those be changed as well.
Street Improvements
Street improvements this year will likely be limited to sealing of asphalt. There will also be repairs made around some of the drain boxes. This work is scheduled to begin on October 1st for the drain boxes, and seal coating will commence on October 12th.
Speeding
Speeding continues to be a problem with both renters, outside vendors, and unfortunately a few of our owners. The 10 MPH speed limit applies to all motorized vehicles, including e-bikes and golfcarts.
Trash & Recycle
As a reminder, there is a designated recycle bin for cardboard. Boxes are to be completely broken down and put in the Cardboard Bin only - NOT in the compactor.
Trash is not allowed in the recycling bins. The park gets fined if trash is found in the recycling bins.
Separate bins (the blue ones alongside the maintenance shop) are available for aluminum cans. Our maintenance team, along with park volunteers, take these cans to the recycle center and Holiday Condo gets paid for aluminum recycling, including cans. Last season we collected over $2,000.00 dollars in aluminum recycling.
Recycling bins have been installed at the mail area for discarded mail. The trash can has been removed. Please take your personal trash to the compactor or put it out on Tuesdays or Fridays for pickup.
Power
If you experience a power outage, please call FPL. After calling FPL you should report to the office as well. If FPL states the power outage is not related to FPL, please call an electrician directly.
Gates
Guests should use the “guest” gate and are not allowed to “tailgate” in behind a resident. If you have guests that continue to do this, a violation will be issued. Additionally, do not try and lift the gates by hand to bring a bicycle in or out of the park. The gate arms are automatic and manipulating them manually damages the controls. If for some reason the gate is not operational, bicycles can enter or exit through the pedestrian gate.
Change Requests
Our documents state any addition or change in appearance of the exterior of your unit, requires an approved “change request”. Additionally, any structural additions or repairs to your unit requires a permit from the county. Change request forms are available online and in the office. Completed forms are required to be submitted 14 days PRIOR to work being commenced for review and approval by the Architectural Review Committee.
